در اين مقاله قصد داريم براي شما مراحل ساخت ويلا در شمال را بيان کنيم. اما پيش از آن دانستن چند نکته ضروري است:

ساخت ويلا از شهرداري آغاز مي‌شود

خب بعد از اينکه يه محل خوب رو براي ساخت ويلا در شمال انتخاب کرديد و زمين مورد علاقه تون رو خريديد. براي شروع به ساخت ويلا، اول بايد به شهرداري منطقه سر بزنيد. يکي از مهم ترين استعلام هايي که بايد از شهرداري تهيه کنيد متراژي است که مي توانيد به زيربنا اختصاص دهيد. يک قانون کلي در شمال وجود دارد که زمين هاي واقع در محدوده شهري 50درصد و زمين هاي خارج از محدوده شهري 30درصد کل مساحت زمين را مي توانيد بسازيد. اين قانون براي ويلاهاي جنگلي و ساحلي و کل شمال يکسان است. معني اين قانون اين است که اگر زميني 200 متري خريده ايد و زمين شما در محدوده شهري است مي توانيد زيربناي 100 متري براي واحد ها در نظر بگيريد و اگر خارج از محدوده شهري است تنها 60 متر مي تواند زيربناي واحد شما باشد. 

نقشه‌برداري تا پي‌ريزي 

گام بعدي تهيه نقشه ويلاست. مهندس ناظر مطابق سليقه و خواست شما نقشه ويلا را طراحي ميکند. حال شما بايد تصميم بگيريد که ويلاي دوبلکس ميخواهيد يا نه؟ چند خوابه باشد؟ تراس داشته باشد يا نه؟ و خيلي موارد ديگر که با تحقيق و ديدن ويلاهاي مختلف مي توانيد نتيجه بهتري بگيريد. نقشه که تاييد شد. مهندس طراح برآورد هزينه ميکنه، جاي ستون ها، جانمايي اتاق ها و . رو انجام ميده و در نهايت با پي ريزي عمليات ساخت ويلا به مرحله اجرا ميرسه.

ويلا با ساير ساختمان‌ها تفاوت چنداني در ساخت ندارد

به طور کلي ساخت يک ويلا يا ساخت يک خانه در شهر تفاوت زيادي ندارند و شايد مهم ترين تفاوت آنها در نوع سقف يا طراحي هنري ويلا باشد. البته اکثر موارد به رطوبت هوا بستگي دارند حتي ممکن است به خاطر درصد بالاي شرجي بودن هوا برخي مصالح به کار رفته در ساخت هم خاص و ويژه باشند. به جز اين موارد بايد آهن بريزيد و اسکلت را بنا کنيد. سقف بزنيد و ديوار بکشيد. بعد هم تاسيسات و نازک کاري هاي لازم رو انجام بديد. 

در تمام مراحل هزينه‌ها را فراموش نکنيد

از روزي که تصميم به ساخت ويلا در شمال مي گيريد تا پايان کار، هميشه هزينه ها را در نظر داشته باشيد. هزينه ساخت ويلا در شمال از متري 1 ميليون تومان با بالا است. نوع طراحي، مصالحي که به کار مي گيريد، ميزان تورم موجود، همه در هزينه تمام شده ويلاي شما موثر است. بهترين کار اين است که همان ابتدا يک برآورد هزينه انجام دهيد و با هر تغييري که در برنامه هاي شما ايجاد شد، هزينه ها را هم بروز کنيد.

مثل هر ملک ديگه اي ساخت ويلا هم دردسرهاي مخصوص به خود را دارد. اما اگر روي نحوه ساخت و مکان ويلا حساس هستيد شايد ساخت ويلا گزينه مناسب تري براي شما باشد. گاهي پيدا کردن ويلا دقيقا مطابق سليقه و خواست ما کمي مشکل مي شود. مگر اينکه به مرجعي پر از ويلا دسترسي داشته باشيد. در مانيشن مي توانيد بهترين ويلاهاي شمال را با مناسب ترين قيمت ها بيابيد و به راحتي صاحب ويلا بشيد.

And after a tiny storm of controversy over Apple’s initial rejection of the app over so-called ographic content — the award-winning dystopian document thriller Papers, Please is now available for iOS (Compatible with iPad).

Papers, Please is one of the most cerebral games I’ve ever played, and so I’m glad it came to the iPad. Apple initially rejected the app because of some very artful (and not erotic at all) nudity in the game, which is a testament to Apple’s frustrating double standard when it comes to letting adult content into the iTunes Store, but not the App Store. That said, the original Mac version of Papers, Please allowed users to choose to censor out the nudity as well, and it feels that developer Lucas Pope himself doesn’t think much was lost in the compromise.

Papers, Please is not for PS4, but for PS Vita

Lucas Pope clarifies after “confusing” announcement from Sony.

Among the (many) titles shown, one of the more surprising announcements was Papers, Please, the wonderful bureaucratic puzzler that launched a year ago on PC. The way the announcement was delivered, and with Sony focused almost 100% on PS4 at the time, and with hardly any reference to the handheld, led many to think that Papers, Please was being adapted for PS4.

But this is not the case. The game’s creator, Lucas Pope, clarified as much on Twitter, saying that Papers, Please is for PS Vita (no specific date yet), and that “Sony’s announcement was a little confusing”.

And why was the announcement surprising? Because Pope himself made it clear some months ago that he wanted to take a break from his first indie hit, and that the game would be ported to iPad before any console.

It could be that this PS Vita version (to be honest, a much more natural fit than PS4 thanks to the handheld’s touch screen) is being developed by another team, and it could even come alongside the iPad version (no news on that one), as Pope focuses on his new project, Return of the Obra Dinn.

The developer himself stated that he’s sick to death of Papers Please and has no interest in doing anything with the game other than he might go back to the setting of the game to a whole new game. He has officially abandoned it and he’s no longer responding to the community for the game. From the looks of it, he’s completely done with anything regarding Papers Please.”

According to these comments, this game will not released for (Nintendo) Switch platform.
